The Gazal Auction Seller Policy outlines the procedures, responsibilities, and requirements for sellers wishing to list their properties for auction. This policy ensures a transparent, efficient, and fair auction process while safeguarding the interests of all parties involved.

 

ELIIGIBILITY TO SELL

1. Property Ownership: Sellers must be the legal owners of the property they wish to auction.

2. Power of Attorney: If the seller is represented by another individual (e.g., an agent or attorney), a valid Power of Attorney (POA) document must be provided. This document should explicitly grant authority to the representative to act on behalf of the seller regarding the sale of the property. The POA must be notarized and, if the seller is not a resident, accredited by the Ministry of Foreign Affairs.

 

LISTING PROCESSS

1. Property Submission: Sellers must submit the property details, including a description, photos, and any relevant documentation, through the Gazal Auction platform.

2. Dubai Land Department Approval: Once the property details are submitted, Gazal Auction will submit the listing to the Dubai Land Department for approval. This process typically takes a maximum of one day, with standard approvals often completed within 30 minutes.

3. Auction Approval: Upon receiving approval from the Dubai Land Department, Gazal Auction will proceed to list the property for auction.

 

AUCTION PROCESSS

1. Bidding Procedure: The auction will be conducted according to the pre-established schedule. Bidders will place bids, and the property will be sold to the highest bidder at the end of the auction.

 2. Commission Structure: No commission will be paid by the seller for the auctioning of their property.

 

POLICIES ON UNSOLD PROPERTIES

1. Relisting:If a property does not sell during the auction, it can be relisted with the seller's consent for up to two additional auction attempts.

2. Withdrawal: If a seller withdraws from the auction or refuses to sell the property after it has been listed, they may face a ban from future auctions. This policy is in place to maintain the integrity of the auction process.

Sellers can reach out to the Gazal Auction support team for assistance throughout the auction process. The support team is available to address any concerns or questions regarding the auction.

 

COMPLIANCE AND LEGAL OBLIGATIONS

Sellers are responsible for ensuring that their property complies with all applicable local laws and regulations. This includes having all necessary documentation available for review.

 

AMENDMENTS TO THE POLICY

Gazal Auction reserves the right to amend this Seller Policy as needed. Any changes will be communicated to sellers in a timely manner.
